New Systems and Replacement: the short answer

Since 1 January 2023, every new or whole replacement septic system in Miami-Dade needs DERM approval, an engineered design and a treatment unit better than a conventional tank. None is allowed where a public sewer abuts the property. In South Florida these systems typically cost $12,000 to $30,000.

That means most installations here are aerobic treatment units or performance-based systems, with treatment units meeting NSF/ANSI 40, 245 or 350, and a drain field at least 36 inches above the wet-season water table and 100 feet from surface water.

Holding tanks, packaged treatment plants and bio-treatment units cover the cases a house system does not: temporary sites, small commercial buildings and properties with higher flows.

Questions

Can I still install a conventional septic tank in Miami-Dade?

Not for a new system or a whole replacement. Ordinance 22-83 requires Type 2, 3 or 4 treatment, which in practice means an aerobic or performance-based unit.

Do advanced systems need ongoing permits?

Yes. Aerobic and performance-based systems need a state operating permit every two years and regular maintenance.
